One big key advantage at the Denver new homes builder's is that their lenders typically offer BELOW MARKET rate mortgage loan options for you - one currently advertises a 4.99% 30-Year fixed Rate conventional or FHA loan!!! But unfortunately, most of their in-house lending departments CANNOT do mortgage loans for home buyers with less than perfect credit, high debt ratios and if you have unpaid collection & charge-off accounts, or a recent bankruptcies.
