Centennial Colorado Real Estate - Agents Helping You Buy & Sell Homes For Sale

 
Centennial Colorado real estate is a big but not very well known city in the Denver real estate market.  Centennial is located in the southeast Denver metro real estate market and borders Aurora Colorado homes for sale, Greenwood Village real estate in the Denver Tech Center sotuh of Cherry Creek Reservoir, Englewood to the south and west, Parker real estate on South Jordan Road, Littleton real estate to the west and Highlands Ranch on Centennial's southwest border on C-470.  
 
Centennial was expanded and annexed from the town of Englewood around 2001, and has some very serpentine borders...unlike any other Denver metro city!   Centennial real estate has many great areas to live in and it's a great place to raise your family in - because it's near evrything fun and exciting!  Please refer back to our home page for more information about other Denver Metro cities.

Popular subdivisions include names like Homestead, Willow Creek, Heritage Place, Cherry Knolls, Southglenn, Highlands West, Cherrywood Village, Arapahoe Estates, Heritage Green, Fox Ridge and Walnut Hills in the DTC and western portion - and west of I-25 in Centennial real estate.  On the east side of I-25, in the DTC area there are popular neighborhoods like Cherry Creek Vista, The Hills at Cherry Creek, Arapahoe Lakes and Cherry Creek Farm.  On the east side of Parker Road, there's popular subdivisions like: Piney Creek, Piney Creek Village, Chapparal, Chenango, Antelope Flats, Smoky Hill, Smoky Ridge, Fox Hill, Park View, Greenfield, Park View, Parksborough, and the popular Saddle Rock Ridge real estate with the newer homes for sale.  Centennial real estate and homes for sale in these areas includes both Arapahoe County and unincorporated Arapahoe County.  Many parts of Centennial have open spaces like Cherry Creek State Park and other smaller fun parks for you and your kids. 
Centennial Colorado real estate is divided into three areas on the Denver MLS search:  South South Central (SSC), South South East (SSE), and Aurora South (AUS).  The recent homes comparing 2007 Sales Statistics for Centennial real estate show that Centennial had a big drop in sales growth at negative -13.48% over 2006, with 212 less homes SOLD in 2007 verses 2006 (1360 vs.1572.)  The were a high number of foreclosure homes for sale in some neighborhoods, hurting overall appreciation.  Yet, some of the highest appreciating neighborhoods in the entire Denver Metro area were in Centennial around the Denver Tech Center.  DTC home sales in subdivisions like Cherry Creek Vista and the Hills at Cherry Creek showed strong price appreciation.  The median Centennial real estate home prices fluctuated quite a bit, depending on the specific area or Centennial neighborhood.  Call me at (303) 588-4665 and I can help you go over this further; depending on the areas in Centennial that you're interested in.

Centennial has three main shopping districts, one in the rebuilt / revitalized Southglenn near University and Arapahoe Road, another along Arapahoe Road between Quebec and Havana, and of course Park Meadows Mall next to the Willow Creek subdivision. Centennial is dominated by residential areas and mostly the smaller neighborhood shopping areas.  The Southglenn area is where you’ll want to go to find a newer LODO type housing area.  The Streets of Southglenn is a new project in the Southglenn area: an exciting new shopping area and community center that will open in the coming years.
 
Centennial real estate is a progress-oriented city, but not just when it comes to creating a new shopping malls.  Centennial is the Denver area’s newest city; it was incorporated on February 7, 2001, having been considered simply unincorporated Arapahoe County before that.  One of the demands that accompanied incorporation was to set the sales tax at 1%, rather than the 3.8% charged of unincorporated areas, making it one of the most affordable places in the area to live.  Centennial has a city plan titled, Our Voice. Our Vision. Centennial 2030.  This is a growth plan focusing on issues such as the environment and quality of life.  Centennial real estate has fewer city ordinances than most other Denver suburbs, which means that its residents have more say and less government interference.  Centennial is the ideal place for people who are invested in the future, and who want a say in what happens to their community - in such a wide variety of newer ond older neighborhoods and subdivisions.
 
You’ll find newer homes on the northern and eastern side of the city, in areas such as Walnut Hills and Cherry Park.  More established neighborhoods can be found on the western side of Centennial close to Littleton, including such areas as Southglenn and Cherrywood Village.  The golf fanatic might want to be in the southern area of the city to be close to the South Suburban Golf Course.  Or to enjoy the open space, look for a home near one of the many parks and open spaces.  Noteworthy parks include Holly Park in the northeast and Willow Creek Park in the southeast and Dekoevend Park in the northwest where you can meet up with the famous High Line Canal.  You can ride your bike, jog or take your dog for a walk for 20 miles in each direction on the High Line Canal.  These parks provide not only open space and potential wildlife viewing, but also recreational facilities such as lighted tennis courts and multi-purpose ball-fields.
 
Centennial is a safe and quiet place to raise your family, and it is a city that is just as invested in the future of your children as you are. With the lower cost of living and quiet neighborhoods with big shady cottonwood and elm trees, you may forget you’re part of the big city at all.
 
Other Details

Demographics: The population of Centennial is 103,000.  87.4% are White, 4.8% are Hispanic, 3.6% are Asian, 2.4% are African-American, 0.4% are Native American and 1.4% are some other race.  The median age is 37.
 
Education: Centennial is served by the highly acclaimed Cherry Creek School District and the Littleton Public School District.  Parents are expected to enroll their children in the neighborhood school, but requests may be made to attend another school in the district if desired.  The three main senior high schools are Cherry Creek High School, Eaglecrest High School and Arapahoe High School.  There are four middle schools in the two districts to choose from and sixteen elementary schools, including Creekside Elementary and Mark Twain Elementary.
 
Centennial is close to Arapahoe Community College on the western part of the city, as well as the South Campus of Metropolitan State College in Englewood.  It is less than a twenty minute drive to the University of Denver or to the Community College of Aurora, and about half an hour’s drive to the University of Colorado at Denver at the Auraria Campus.    
 
Entertainment: Fiddler’s Green Amphitheater (now Coors Amphitheater) is just outside of Centennial in Greenwood Village.  Coors Amphitheater hosts some of Colorado’s best concerts, and is equipped with sufficient insulation so as not to be a bother to neighboring communities.  I-25 runs right through the center of Centennial and can take you straight into the heart of Denver where you’ll find exciting places like Six Flags Elitch Gardens, Invesco Field at Mile High, the Denver Performing Arts Center and the 16th Street Mall.

Do you know what’s the #1 MISTAKE people make and the #1 COMPLAINT to the Colorado Real Estate Commission when buying or selling Centennial homes for sale; especially buying Centennial new homes?
